International tech firm buys Garland building

AQS Corp purchased the former National Spirit Group headquarters on Merritt Drive.

A California-based international tech design and engineering firm — AQS Corp. — has purchased a Garland building for a new location.

AQS purchased the two-story office and industrial building at 2010 Merritt Drive in Garland for its second U.S. location.

The company was founded in California 25 years ago and has offices and manufacturing facilities in Silicon Valley, China, South Korea and India. The firm has an 80,000-square-foot headquarters office and manufacturing center in Freemont, Calif.

AQS acquired the vacant building from Merritt Industrial Dallas LLC, according to officials at Bradford Commercial Real Estate Services who negotiated the deal, part of an ongoing industrial disposition.

"We had good activity on this building even though it is 62% office," Bradford's Bryan Pafford said in a statement. "It's a great project, but not too many companies need that much office space at an industrial location."

Pafford said the new owner plans to renovate the building before occupying the property.

Developed in 1986, the office and industrial building with 36,319 square feet of space was previously the headquarters of National Spirit Group.

The building is near the intersection of Miller and Jupiter Roads.

D. Greg Cagle of Coldwell Banker Commercial represented the buyer in the deal.
