Las Colinas office project opens with second phase on the way

Westridge Park building is the first new office in years in that area of Irving

A just-completed Irving office project is the first new speculative building in that area of Las Colinas in almost two decades.

T2V Properties just opened the doors to its Westridge Park building near Bush Turnpike and Gateway Drive.

The developers are already working on plans for a second, larger office that’s set to start this summer in the more than 5-acre development.

“Initially I was planning this just for my office,” said Sam Kilaru, who partnered on the Westridge Park project. “I’ve rented offices in the area for 15 years.”

Kilaru, who is a director in international tech firms Yasmesoft and Vendithera, said that most of the buildings in that area of Las Colinas were built the 1980s and weren’t planned for tech firms.

“There is definitely a lot of demand in this area but a lack of new buildings,” he said.

Kilaru and his partner, Vinay Vattikuti, built the Westridge Park project with the updated telecommunications and power systems that tech companies need.

The three-story, 34,000-square-foot building sits on a hilltop site with views of surrounding Las Colinas and all the way to DFW International Airport.

Architect Hoefer Wysocki designed the project, and Dallas’ Arch-Con Corp. was the general contractor.

CBRE is marketing the building to tenants.

“We’ve shown it to tenants, but it wasn’t complete yet,” CBRE vice president Nanci Johnson-Plump said. “A lot of companies moving in from out of state need a quick occupancy.

“Plus, with this project, you have expansion space in the next phase.”

Westridge Park’s second phase will be a 90,000-square-foot building with a fitness center, a café, shared conference room space and covered parking.

The next building is scheduled to open in 2021.

“This is the first project by T2V, but we have more to come,” said Stephen Gebren of Gebren Consulting Services, who is the owner’s representative and project manager. “We are working on some other office and industrial projects.”
