Dallas’ landmark Comerica Bank Tower has new manager

Main Street high-rise is one of downtown's largest office buildings.

One of Dallas’ landmark skyscrapers is changing operators.

The 60-story Comerica Bank Tower on Main Street was designed by famed architect Philip Johnson and is one of the largest office buildings downtown. The 1.5-million-square-foot high-rise has been owned since 2015 by a partnership headed by Dallas-based TriGate Capital.

Now Dallas-based real estate firm Stream Realty Partners has been hired to take over the leasing and management of the iconic tower. The operation of the building was previously handled in house.

“Comerica Bank Tower functions as a true landmark of downtown Dallas,” Paul Sharp, senior vice president of TriGate Capital, said in a statement. “The asset offers a tremendous value opportunity that is appealing for potential tenants navigating today’s office environment.”

Major tenants in the tower include Comerica Bank, K&L Gates, Marsh USA and Fish & Richardson.

About 450,000 square feet of space is vacant in the building, which opened in 1987.

The change in operations comes as major improvements to the building have just been completed. Contractors recently finished lobby renovations, and there are plans for additional tenant areas and food service coming this fall.

Miller and Stream Realty’s Matt Wieser and J.J. Leonard are handling the project.
