Huge industrial park in the works in south Fort Worth

Crow Holdings, Riner Cos. and Clarion Partners have teamed up up on a 556-acre development.

Developers have teamed up to buy hundreds of acres in south Fort Worth for what will be one of the area’s largest new industrial parks.

Clarion Partners, Crow Holdings and Rob Riner Cos. have purchased 556 acres near the intersection of Interstates 20 and 35W for the huge new business park.

Plans for Carter Park East call for almost 7 million square feet of distribution and warehouse buildings.

Construction is already starting on the project, and the first speculative building will be ready in the summer 2021.

“Across the country, we continue to experience resilient demand for industrial space, particularly in high-growth Dallas-Fort Worth,” said Matt Colter, managing director of industrial at Crow Holdings, which will partner with Rob Riner Cos. as the primary developers. “Tenants frequently talk about the labor advantage at this location.

“Altogether, this project should compete well across any range of industrial users looking for space in D-FW.”

Seth Koschak, Forrest Cook and Jeff Rein of Stream Realty Partners are marketing the new development to businesses.

Crow Holdings has been a major investor and developer of industrial properties with millions of square feet of warehouse projects in North Texas.

Clarion Partners is a New York-based real estate investor that has billions of dollars of properties under management.

“Carter Park East’s location will provide tenants the access, labor, amenities and functional modern distribution product that has, historically, not been available in south Fort Worth,” Andy Lowe, managing director at Clarion Partners, said in a statement.

Rob Riner is a North Texas commercial real estate firm with a track record of office and industrial properties. The company has been working with the south Fort Worth site since 2006.

The Carter Park East project is just the latest new industrial development kicking off in the Dallas-Fort Worth area.

More than 23 million square feet of warehouse and distribution buildings were under construction in the area at midyear.
