Irving office campus sells to local investor

Commercial property sales and leases include an expansion of Not Just Soccer in Southlake and a Locke Supply Co. store in Mesquite.

Sales

Wingren Plaza, a 38,733-square-foot office complex at 4201 and 4225 Wingren Blvd. in Irving, has sold to Dallas-based Twinrose Investments. Gadol Properties sold the buildings. Bruce Butler, Susan Gwin Burks and John Bowles of Avison Young brokered the sale with Cullen Dickey of Dickey Property Co. JLL arranged acquisition financing through Inwood National Bank.

Beyond Therapy and Wellness bought the 3,928-square-foot Coarc Building at 1248 Harwood Road in Bedford. The physical therapy services provider will move into the building. Roger Smeltzer Jr. of Vision Commercial brokered the sale with Julie Germain of KW Commercial.

A Dallas-based investor purchased Virginia Commons, a 13,878-square-foot retail strip near U.S. Highway 75 in McKinney. Strive Real Estate’s Hudson Lambert brokered the sale.

Locke Supply Co. leased 34,000 square feet of retail space at 4414 Gus Thomasson Road in Mesquite. Scott Rose of Structure Commercial negotiated the lease with Coy Quine of Quine & Associates Inc.

The Arnold Companies expanded its offices to 24,577 square feet in The Crescent at Cedar Springs Road and Pearl Street in Dallas. Harold Ginsburg and Pamela Ball of Southern Asset Service Corp. negotiated the lease with Crescent Real Estate’s Tony Click and Marissa Parkin.

American Bear Logistics Corp. leased 19,451 square feet of industrial space in Southlake Business Park Building 2 at 419 Bank St. in Southlake. Door & Frame Solutions LLC leased 9,729 square feet of warehouse space at 2627 Brenner Drive in Dallas. Ryan Lents of TIG Real Estate Services Inc. negotiated the lease with Keenan Cook of Mercer Co.

Five Below leased 9,020 square feet of retail space at Gateway Plaza on State Highway 114 at Southlake Blvd. in Southlake. David Levinson and Jack Weir of the Retail Connection negotiated the lease with Tyler Grisham and Greg Bracchi of EDGE Realty Partners.

Aaron’s leased 8,170 square feet of retail space at Eastgate Plaza in Garland. John Hiller and Scott Rose of Structure Commercial negotiated the lease.

Pet Supplies Plus leased 6,430 square feet of retail space at Kroger Plaza on Galloway Street in Mesquite. David Levinson of the Retail Connection negotiated the lease with Stephen Swann of Fountain Capital.

Not Just Soccer, a sports apparel retailer, has expanded its store to 6,315 square feet at the Village at Timarron at 601-641 E. Southlake Boulevard in Southlake. Michelle Caplan and Maggie Hansen of Weitzman handled lease negotiations with Venture Commercial.

JTC Market leased 5,036 square feet of retail space at 3301 South Watson Road in Arlington. Troy Morgan and Quyen Nguyen of Structure Commercial negotiated the lease.

First Texas Homes leased an additional 3,694 square feet of office space in the Crescent at Cedar Springs Road and Pearl Street in Dallas. Crescent Real Estate’s Tony Click and Marissa Parkin negotiated the lease.

OBM Miami Inc. leased 3,424 square feet of office space in Travis Walk at 4514 Travis St. in Dallas from Intercity Investment Properties Inc. Melanie Hughes, Richmond Collinsworth and Elizabeth Hooper of Bradford Commercial Real Estate Services negotiated the lease with Taylor Dickerson and Read Wyse of JLL.

Direct Life Quote leased 3,261 square feet of office space at 8111 LBJ Freeway in Dallas. Jessica Cyphers negotiated the lease for landlord Hartman Income REIT.
