First look: New tower on the way at Plano’s $3 billion Legacy West

Ryan LLC will move its headquarters from Far North Dallas to a new office high-rise on State Highway 121.

Developers are providing a first look at the next high-rise planned in Plano’s $3 billion Legacy West development.

The 24-story office tower will be built near the southwest corner of the Dallas North Tollway and State Highway 121 and will house the headquarters for Dallas tax services firm Ryan LLC.

Construction is set to start on the 400,000-square-foot building in the first quarter of 2022. Architect Gensler designed the tower, which will open in early 2024.

Ryan LLC will take about half of the building, according to leasing agents at Jones Lang LaSalle, which is marketing the project.

“Our selection of Legacy West as the site for our new headquarters is a purposeful part of our team member-centric strategy to be the best workplace in tax globally,” G. Brint Ryan, chairman and CEO at Ryan LLC, said in a statement. “We’ll be at the center of where our team members live, complementing our ... hybrid work environment and providing them with the best opportunity possible for work-life success.”

Ryan LLC plans to move more than 500 workers now housed in offices on LBJ Freeway in Dallas to the new building. Eight floors will be offered for lease to multiple business tenants.

“As the return to the office continues to evolve month to month, this space will allow future tenants the ability to live, work and play seamlessly in a true mixed-use environment,” Ahnie Sheehy, vice president of leasing at JLL, said in a prepared statement.

Ryan LLC bought the more than 6-acre development site — one of the last vacant tracts in the Legacy West mixed-use project — in 2017. The vacant block is north of Liberty Mutual Insurance and JPMorgan Chase’s huge Legacy West office campuses.

The tower will be developed by Minneapolis-based Ryan Cos. U.S., a major commercial builder that isn’t affiliated with Dallas’ Ryan LLC.

“We create places for people to thrive. It’s about the value it brings to the people who use the spaces,” said Paul Rowsey, vice president of Ryan Cos. “Legacy West is already a booming retail and dining destination for the city of Plano and surrounding area.”

He said the new office tower “will complement the existing amenities and offer future tenants an elevated experience.”

The high-rise is the latest addition to the hugely successful 250-acre Legacy West project. The 7-year-old project includes corporate offices, thousands of apartments, homes, condominiums, a hotel and retail space. It’s home to office employment centers for Toyota, Liberty Mutual Insurance, FedEx Office, JPMorgan Chase, Boeing and other employers.
