New York investor grabs new southern Dallas warehouse

The industrial building near Interstate-20 is the latest property trade.

A New York investor has snapped up a new industrial building in southern Dallas.

The just-sold Tradepoint 20/45 warehouse building is on Cleveland Road south of Interstate 20.

The newly built, almost 418,000-square-foot distribution building was a project of Dallas-based developer Champion Partners. Pross Design Group was architect for the project.

Syosset, N.Y.-based Blumenfeld Development Group just acquired the big new building, county records show. Blumenfeld Development is a real estate development and investment firm located on Long Island. Most of the firm’s holdings are in the New York City metro area.

Seller Champion Partners is also building a warehouse in Wilmer in partnership with investor Rosewood Properties. The 610,000-square-foot Tradepoint45 East building is being built near Interstate 45.

And Champion Partners is working on a second almost 1.4 million-square-foot warehouse on North Sunrise Road in Wilmer.

Southern Dallas County is Dallas-Fort Worth’s hottest industrial building market, with more than 20 million square feet of construction underway.

And D-FW is the country’s biggest industrial development market, with about 70 million square feet of space in the pipeline.

D-FW has also been one of the nation’s top industrial building investment markets, with billions of dollars in sales.
