New Rowlett business park will kick off next year with five buildings

Jackson-Shaw plans warehouse project on Bush Turnpike.

A Dallas industrial developer plans to break ground early next year on a business park in Rowlett. Jackson-Shaw plans to build the warehouse and distribution development on Bush Turnpike at Merritt Road.

The almost 165-acre industrial project was approved earlier this year by Rowlett’s City Council.

Called Lakeview Business District, the project is planned to eventually include seven warehouse buildings.

Jackson-Shaw plans to start the first five buildings with almost 1 million square feet of space in January, according to planning documents filed with the state.

The warehouses will cost almost $75 million and are expected to be finished in early 2024.

The Rowlett development is one of several new industrial projects Jackson-Shaw is working on in North Texas.

In June, the developer broke ground on a four-building business park south of Fort Worth. The Chisholm 20 industrial project on Interstate 20 is being built in a venture with Chief Partners.

Jackson-Shaw is a 50-year-old company that has built more than 62 million square feet of projects in Texas, Colorado, Nevada, Arizona, North Carolina, Florida and Washington, D.C.

The developer recently sold buildings its 46 Ranch Logistics Park in South Fort Worth to a unit of the New York-based Teachers Insurance and Annuity Association.

North Texas is the country’s top market for both industrial building construction and sales. About 70 million square feet of new warehouse projects are in the works in the Dallas-Fort Worth area. North Texas recorded more than $4 billion in industrial building sales in the first half of 2022.
