Two new buildings planned in Plano will add to a developer’s list of successful office projects.
Primera Cos. has been building its Towne Square office development for several years near the southwest corner of State Highway 121 and Preston Road.
In 2020, Primera broke ground for an 80,000-square-foot building that was its second phase in the project. Now the developer is eyeing construction of two more offices in the high-profile location.
Primera’s two existing buildings are 95% leased.
Primera’s 121 Commerce Square buildings will start construction in January, according to planning documents filed with the state.
The two three-story buildings will have more than 200,000 square feet of space and will open in 2024.
O’Brien Architects designed the project, which is valued at more than $36 million.
As in its previous office developments, Primera plans to offer prefinished business suites in the new buildings, which are called Aqua and Terra. The buildings at S.H. 121 and Belleview Drive will be separated by a landscaped plaza area with water features.
The Primera buildings are just the latest office projects in the works for the area around the Dallas North Tollway and S.H. 121.
More than 2.2 million square feet of office space is under construction in West Plano and Frisco — the most of any Dallas-area business districts.
