New business park eyed for Allen site

Two buildings are slated for an office and flex project planned on S.H. 121.

Developers in Allen are seeking approvals for a new business park that would include office and flex space.

The almost 13-acre Texas-121 Commerce Center development on State Highway 121 near Watters Road would have two buildings with more than 140,000 square feet of space.

Developer Heady Investments is seeking approvals for the project, which would be built on the south side of S.H. 121.

Architect 5G Studio Collaborative designed the project, which is adjacent to a floodplain.

Allen’s planning staff has recommended approval of the business park.

Heady Investments has a track record of building commercial developments in Plano, Frisco, Allen and McKinney.

Heady Investments built a 120,000-square-foot office and industrial building in McKinney’s University Business Park near the northeast corner of U.S. Highway 380 and North Central Expressway.

And in Allen, the developer is finishing up construction on a four-story, 105,000-square-foot office project on U.S. Highway 75.

The Dallas-Fort Worth area is the country’s fastest-growing industrial building market. But so far most of the construction has been in southern Dallas County, in North Fort Worth and east of Dallas.
