Chicago developer eyes major industrial project in Midlothian

Logistics Property Co. is planning a new warehouse in its Southern Star business park southwest of Dallas.

A Chicago-based developer that just landed a huge warehouse lease in southern Dallas County is ready to go with its next industrial project in North Texas.

Logistics Property Co. recently leased all of its more than 1-million-square-foot Southport Logistics Park Building 3 in Wilmer to Nike. The international footwear and apparel firm will put a regional shipping hub in the building near Interstate 45.

With that building full, Logistics Property Co. is setting its sights on another massive warehouse southwest of Dallas in Midlothian.

The building in the developer’s Southern Star will total almost 800,000 square feet, according to planning documents filed with the state.

Logistics Property Co. is already building an almost 550,000-square-foot distribution building in the industrial park on U.S. Highway 67, about 20 miles southwest of Dallas on Railport Parkway.

Target has a major distribution center nearby. Google also has its big data center in the same area of Ellis County.

Logistics Property Co.’s Midlothian project is scheduled to open in the first quarter of 2024. The building is being designed by architect Ware Malcomb.

Logistics Property Co. was founded in 2018 by former officers of Ridge Development and Macquarie Asset Management.

The property company owns more than 50 industrial buildings with 23 million square feet in major U.S. markets.

In Texas, the company owns buildings in Wilmer, Fort Worth, Midlothian and the Houston area.

Dallas-Fort Worth is the country’s fastest-growing industrial building market with more than 80 million square feet of projects under development.
