Houston developer eyes another Turtle Creek apartment tower

Hanover Co. files plans for second high-rise just north of Uptown Dallas.

A Houston developer that’s just starting work on a Turtle Creek apartment tower is already signaling plans for a second high-rise.

Hanover Co. is building its 21-story Hanover Turtle Creek tower on Turtle Creek Boulevard near Fairmount Street, just north of the Uptown district.

The 341-unit luxury rental community is going up on the former site of the Turtle Creek Gardens condominiums, which Hanover purchased last year.

The developer partnered to build the high-rise with GID Investment Advisers LLC, which has offices in Atlanta, Boston, San Francisco and other major U.S. cities.

Chicago-based architect Solomon Cordwell Buenz is designing the building, which will open in 2025.

Now Hanover has filed plans for a second building in the project on Turtle Creek.

“Phase two is on an approximately 2.5-acre site and is anticipated to include 20 levels with 323 residential multifamily units and a shared 10.5-level precast parking garage,” according to details supplied to the Texas Department of Licensing & Regulation.

The report says the garage is being built as part of the first phase of the project.

Solomon Cordwell Buenz also designed the second tower, which is set to start construction this summer. The building would open in early 2026.

Hanover’s planned towers are just one of the high-rise projects in the works along Turtle Creek.

Next door to the Hanover site, Fairmount, Calif.-based Nexus Development Corp. plans to build a 25-story residential tower called The Vivante at Turtle Creek. A couple of blocks away on Dickason Avenue, Rosewood Hotels is partnering with a Dallas developer on a 17-story condominium building.

Also along Turtle Creek, Boston-based Carpenter & Co. is planning a $750 million tower project that will include a Four Seasons Hotel plus condos.

The Turtle Creek project is just one new apartment high-rise development Hanover Co. has in the works for Dallas.

The developer recently started construction on a 23-story multifamily tower on Northwest Highway in North Dallas that will have 213 rental units.

Almost a dozen new high-rise apartment buildings are on the way in North Texas.

D-FW leads the country in apartment construction with more than 65,000 units being built at the start of the year.
