Home construction and sales are underway in one of the largest new residential communities in the fast-growing city of Midlothian.
Dallas-based Hanover Property Co. is developing BridgeWater, a community of 2,000 homes on the northeast corner of Highway 287 at Walnut Grove Road, about 30 minutes southwest of downtown Dallas.
The almost 1,000-acre community will offer homes from four builders: Highland Homes, American Legend Homes, Perry Homes and John Houston Homes. The homes will be built over about seven years.
The community will also have commercial land for shopping centers or restaurants as well as 30 acres of land for townhomes.
“The property was very intriguing to us because it’s a gorgeous piece of land with a bunch of topography and a natural conservation lake,” said Ben Luedtke, executive vice president of Hanover Property Co.
Hanover bought the property in 2019, just before the start of the COVID-19 pandemic. That gave the developer more time to plan the project, Luedtke said.
The home sites will range from 40 to 100 feet wide, offering more variety in size than larger lots typically offered in the city, Luedtke said.
The community’s first phase will have 340 homes along with a central park that will have a pavilion, event lawns, an outdoor amphitheater and a playground.
Plano-based Highland Homes is among the first builders to begin sales in BridgeWater. The company has 92 home sites in the community, with its homes starting in the $400,000s.
Even before opening its model home this month, the builder had already sold 30 homes since February.
“It’s just a great development that had a lot of pent-up demand,” said Jason Walker, vice president of sales for Highland Homes. “You get buyers from Mansfield, from Waxahachie, south Fort Worth and South Arlington.”
Highland, which says it builds almost 4,000 homes across Texas each year, has previously built in communities in Dallas-Fort Worth’s southern corridor including North Grove and Dove Hollow in Waxahachie and M3 Ranch in Mansfield.
Midlothian’s population has grown 60% over the last decade, attracting many new residents. The majority of Midlothian’s population commute to other parts of the metro area, according to the city.
Another developer, RREAF Communities, last year announced plans for a community of 8,500 homes four miles south of U.S. Highway 287, just south of the intersection of FM663 and FM875.
