Two years after he headed south of Dallas with a big land play, Dallas Cowboys owner Jerry Jones’ real estate company has scored its first Waxahachie deal.
Florida-based sports merchandise seller Fanatics is building a new distribution center in the 120-acre business park property Jones’ Blue Star Land is developing at Interstate 35E and U.S. Highway 287 in Ellis County.
The 600,000-square-foot warehouse will serve as an e-commerce fulfillment center for Fanatics products. About 250 people will work in the facility when it opens in 2025.
“We are not only excited and honored to have Fanatics become a piece of Waxahachie’s growing economy, we look forward to the enormous success they will have here, Waxahachie Mayor David Hill said in a statement. “Fanatics’ desire to participate in and become active in our community makes this announcement even more special.”
Construction is scheduled to start later this year.
“The new location will create a new, rapid delivery network to better serve fans, partners and retailers in the southern United States with a significant assortment of high-quality licensed sports products across professional and college teams,” according to the city.
Fanatics sells licensed sports team apparel along with sports memorabilia and collectors’ items. Its products are sold online and in more than 2,000 retail locations. Fanatics is also building a digital gaming and trading card platform.
Waxahachie officials are hoping the new shipping hub will kickstart development of the strategic property owned by Blue Star Land.
When the developer bought the prime corner in 2021, officials said it would be used for “a mixed-use project consisting of urban residential, industrial and e-commerce, as well as some retail and commercial.”
Lincoln Property Co. has handled marketing and leasing of the business park.
Along with its $1.5 billion Star development in Frisco and the mixed-use Gates of Prosper in Prosper, Blue Star Land is also working on several industrial building projects in Collin, Denton and Kaufman counties.
