Senior housing community could replace 1940s-era apartments near Highland Park

The proposed development would be built around a large internal courtyard, with a separate wing for memory care and assisted-living residents.

Developers are planning a new seniors community just west of Highland Park.

The almost 3-acre complex of independent and assisted-living units is planned by Harbert South Bay Partners on Inwood Road near Lemmon Avenue. It would replace the Fairwood Apartments, which date to the late 1940s.

Harbert and design and engineering firm Arcadis recently presented plans for the project to the Oak Lawn Committee. The proposed development would be built around a large internal courtyard, with a separate wing for memory care and assisted-living residents.

The building would total more than 290,000 square feet and include a parking garage.

Commercial property firm Institutional Property Advisors has been marketing the existing 52-unit apartment complex for sale. It describes the site as an “irreplaceable redevelopment opportunity located in a core Dallas location” and says the block is “surrounded by high-value homes and exceptional demographics.”

The development would be constructed about three blocks west of the Highland Park town limits.

Harbert South Bay Partners is a division of Alabama-based Harbert Management, a diversified real estate investor with a track record of owning offices and apartments in North Texas. Harbert South Bay builds senior housing projects and has properties in California and Maryland. In 2021, Harbert bought Dallas-based builder South Bay Partners.
