A cherished downtown Dallas landmark is up for sale.
The Kirby Building on Main Street was one of the tallest buildings in town when it was constructed in 1913.
Built by St. Louis beer tycoon Adolphus Busch, the 17-story, Gothic style building originally cost $1 million and was hailed as “the only one of its kind in the Southwest.” The Kirby Building joined the nearby Adolphus Hotel as Busch’s major real estate investments in Dallas.
The Kirby was converted from offices to 157 loft apartments in 1999 and has remained popular with downtown renters.
Since 2016, the almost 200,000-square-foot historic building has been owned by a New York investment group.
Now the tower is being offered for sale with Berkadia Real Estate Advisors marketing the property.
“Current ownership has invested over $5 million to renovate The Kirby’s building systems, amenity spaces and unit interiors from 2018 to 2023,” according to Berkadia. “The Kirby’s large, loft-style unit layouts, coupled with the completed amenity upgrades, attract residents to leasing at the property.”
Almost half of the rental units in the building have recently been upgraded.
The building is a registered Texas and Dallas landmark and is on the National Register of Historic Places.
The Kirby Building is just one of several Dallas residential high-rises currently listed for sale.
And another downtown landmark — the historic Magnolia Building — sold two years ago.
