Two new industrial projects will bring almost 1 million square feet of warehouse space in Mesquite.
The largest of the planned developments is a more than 750,000-square-foot building planned on Skyline Drive west of Interstate 635.
The $42.5 million building will start in November and is a project of Capstar Real Estate Advisors, according to planning documents filed with the state. GDA Architects is designing the building, which is to open in late 2024.
Capstar is the owner of a 91-acre industrial property on Skyline Drive that is being repurposed as a $250 million manufacturing plant for Canadian Solar. The firm has been in business since 2006 and has done multiple property deals in North Texas.
Another warehouse planned in Mesquite is a project of Houston-based Lovett Industrial. The more than 203,000-square-foot industrial building is planned at 19205 LBJ Freeway.
The $15.1 million project, designed by LGE DesignGroup, is scheduled to open in October 2024 .
Lovett Industrial expanded to North Texas in 2021 and has built a growing number of warehouse projects around the area. The developer recently broke ground on another industrial park in Forney.
Mesquite, Forney and other cities east of Dallas have seen a boom in industrial building during the last few years. At the end of June, more than 12 million square feet of warehouse and distribution space was being built east of Dallas.
