More office and retail buildings on the way at Frisco’s $1 billion Gate project

The mixed-use project on the Dallas North Tollway was started almost a decade ago.

Another project is on the way in Frisco’s The Gate development.

Located on the Dallas North Tollway at John Hickman Parkway, the 41-acre mixed-use project was part of Frisco’s original $5 billion mile of construction.

The Gate project, which started in 2014, is a development of Dubai-based Invest Group Overseas. The $1 billion project includes several apartment communities and a new shopping center.

A Dallas-based real estate investor, Polo Gate Offices LLC, plans to begin construction next year on two more office and retail buildings just west of the tollway. The firm has owned the 3.4-acre building site since 2021.

The two-story buildings totaling almost 39,000 square feet are set to start in February, according to planning documents filed with the state. Arlington-based Cunningham Architects designed the buildings, which are to open in 2025.

The office and retail project is the second recent development added to The Gate.

Magnolia Property Co. is building a $19 million apartment development at The Gate. San Antonio-based developer Embrey Partners and Irving builder JPI also built rental communities there.

The Gate is just north of the 242-acre Frisco Station mixed-use project and across the tollway from the former Wade Park development site.
