Lennar plans 246 single-family home community in Cedar Hill

The builder is behind a forthcoming development in southern Dallas County.

Lennar Homes of Texas Land & Construction has plans for a residential community in Cedar Hill.

The company, a subsidiary of Miami-based home construction giant Lennar Corp., will embark on a new 246-lot project called Addison Hills, according to a filing with the Texas Department of Licensing and Regulation. The upcoming work, categorized as new land development, is set to get underway in April.

Cedar Hill’s planned development district of Addison Hills will have a maximum of 246 single-family homes, with a majority being at least 2,000 square feet in size, city records show. A tenth of the homes in the community could have a floor area as small as 1,440 square feet.

The Addison Hills development in southeastern Dallas County is close to 69 acres, records show. Located about 3 miles south of Belt Line Road on S. Duncanville Road, the community will have 11.9 acres of open space.

Barraza Consulting Group, a Richardson-based structural and civil engineering firm, is listed as the design firm for the land development work.

An entity tied to Trez Capital, a Canadian-based investment firm and non-bank commercial real estate lender, purchased the acreage in 2022. A county filing shows Lennar entered into an option agreement with Trez Capital allowing the builder to purchase lots the same year.

New homes at a handful of other communities in Cedar Hill have recently been delivered or are on the way. That includes the build-to-rent Cottages at Waterford project from Dallas-based Republic Property Group and new homes at a recent Stonehill phase from Arlington’s D.R. Horton.
