Firm behind Prosper’s Windsong Ranch eyes large-scale project in Anna

Tellus Group hopes to channel its previous success into a project dubbed Sherley Farms.

A real estate development and investment firm equipped with a track record of delivering large-scale communities across North Texas has shifted its attention to Anna.

Tellus Group, based in Prosper, will present its vision for Sherley Farms to the city council of the fast-growing Collin County on April 23.

The firm is behind Prosper’s Windsong Ranch, a 2,000-acre master-planned community, and Mosaic, a single-family development in the works in Celina. In the works, it also has its forthcoming Meraki residential development located in Forney and slated to cover about 1,100 acres.

Sherley Farms will involve a 970-acre single-family residential community set to include about 3,000 homes “with strict design guidelines and rental restrictions,” according to a presentation prepared for the city council.

Amenities at Sherley Farms will span more than 125 acres of open space with a central green, pocket parks, hike and bike trails and preserved tree lines.

Over 50 acres will be earmarked for a working organic farm that will also play host to what Tellus has termed “agritainment.” The concept translates to a spot for both resident and public events.

Two amenity centers and lifestyle programming centering around an “agrihood” concept will round out the features from Tellus.

Anna is set to provide a civic site and an elementary school site.

Eventually, Tellus will create a connection to Geer Park, which will help integrate the community with the broader downtown area.

Tellus shared in its presentation the Sherley family will retain more than 100 acres for to-be-determined uses, but will likely comprise mixed-use options, with potential retail, multifamily and further residential.

Tellus noted that the scale and high-end nature of the community make a PID and TIRZ structure necessary for Sherley Farms to be feasible.

Anna’s city council is set to evaluate the proposed development as a part of a zoning discussion and offer feedback during the meeting Tuesday.
