Call for offers issued for rambling ranch 20 minutes south of Uptown Dallas

The 5,400 acres at South Creek Ranch includes a 23,000-square-foot main house, in addition to a partially developed home community.

Dallas real estate brokerage Icon Global on Wednesday released a 45-day call for offers for one of the largest potential development tracts south of Dallas.

South Creek Ranch is roughly 20 minutes south of Dallas and the frontage on the east side of Interstate 45 in Ferris creates a prime target for a potential master-planned development or working cattle ranch land bank purchase.

Rolling hills, creeks and ponds dot the 5,400-acre property, which also includes a partially developed home community called Woodstone and a 33-acre estate featuring a 23,000-square-foot home.

“The ranch is integral to the explosive growth happening within the southern hub of Dallas, and south to the cities of Ferris and Palmer, as well as to the continuation of the industrial, intermodal, and AI-, data- and tech-centric developments of the corridor,” said Icon Global’s Bernie Uechtritz.

The property, which first hit the market in December, totals 8.4 square miles in both Ellis and Dallas counties.

Currently, revenue at South Creek Ranch includes sand and gravel royalties, in addition to cash flows from cattle and hay production.

Offers are due at 5 p.m. Friday, June 28.

Icon Global also distributed a call for offers last month for the 1,300-acre Sugaree Ranch in Athens, a little over an hour southeast of Dallas.
