500-acre development split between Allen and Fairview officially underway

Dallas-based Billingsley’s Sloan Corners is kicking off with multifamily units and retail on the Allen side of its development.

Billingsley Co. is moving ahead with its master-planned development Sloan Corners situated at the X-shaped convergence of U.S. Highway 75 and State Highway 121 in Collin County.

The project, located in both Allen and Fairview, features millions of square feet of development spread across almost 500 acres that is slated for fast-growing communities across U.S. 75 from one another. Its price tag could rise as high as $3 billion upon completion.

The Dallas developer started construction on multifamily units at Hartwood Square on April 25.

Hartwood Square’s east building will include 210 units across four stories, while its larger west building will have 269 units across four stories.

Leasing for the east building is projected to begin in the third or fourth quarter of next year, with the west building following suit in March or April 2026.

Amenities are set to include a pool and fitness center, among others.

Retail buildings in Allen will get underway later this year with restaurants expected to open in the first quarter of 2026.

Billingsley intends to start its first 483-unit phase of multifamily dwellings on the Fairview side of Sloan Corners in 2025.

Once finished, Sloan Corners’ Allen portion will include more than 6 million square feet of office space, nearly 4,000 multifamily dwellings, 120,000 square feet of retail, 270 hotel rooms and over 50 acres of parks and open space.

The Fairview side on the east of U.S. 75 will hold 4.4 million square of office space, 2,000 multifamily homes, 100,000 square feet of retail and 350 hotel rooms.

Billingsley, which is behind developments such as One Arts Plaza and Cypress Waters, gained control of the Fairview acreage in 2019, forming a partnership with landowners, the Petefish family, to develop the property.

Two years later, Billingsley purchased the adjacent 260 acres in Allen.

The project is named for Sloan Creek, which runs through the property.
