The first luxury apartments located within the Arlington Entertainment District have hit a key benchmark.
Construction on the 300-unit One Rangers Way project, which is being developed by the Maryland-based The Cordish Cos. and the Texas Rangers, has officially topped out, putting the finishing touches on the exterior structural frame of the building.
The development is located a short walk from the homes of the Texas Rangers and Dallas Cowboys, along with the recently opened Loews Arlington Hotel and Convention Center and the Texas Live! entertainment center, also built by The Cordish Cos. and Ranger partnership.
“One Rangers Way will bring an upscale residential component to the Arlington Entertainment District, which has become one of the fastest-growing sports and entertainment destinations in the country,” said Texas Rangers managing partner and majority owner Ray Davis.
Design at One Rangers Way, adjacent to Globe Life Field and Choctaw Stadium, draws on the history of the ball club. It will also incorporate a curated art collection inspired by not only the team, but the American pastime of baseball itself.
Floor plans — of which there are 52 with a range of studio, one-bedroom, two-bedroom and penthouse units — have been named after Rangers legends, milestones and the ballpark experience.
For instance, a two-bedroom, two-and-a-half penthouse has been dubbed “The Pudge” after famed catcher Iván “Pudge” Rodríguez.
A one-bedroom unit with a den has the moniker of “The Fergie” after pitching great Ferguson Jenkins.
Occupancy is expected to begin in January, with rents starting in the $1,500s to penthouses in the $4,000s.
The property, located south of Interstate 30 on Nolan Ryan Expressway, will have an exclusive bar, sports viewing lounge, pool deck and spa with views of AT&T Stadium, a 2,000-square-foot fitness center, coworking and conference facilities, and a lobby attendant, among other amenities.
“With One Rangers Way, we have created an incredibly special building that will offer the first opportunity for residents to live within steps of three iconic stadiums, as well as the National Medal of Honor Museum just across the street,” said Blake Cordish, principal of The Cordish Cos.
The property was designed by Maryland architect Hord Coplan Macht.
Beyond the anticipated delivery of the National Medal of Honor Museum, Arlington City Council last year approved a plan to replace a Sheraton hotel near the entertainment district with another hospitality property as part of public-private partnership.
As of December, the project cost was estimated at about $410 million.
