Developer moves forward with mid-rise luxury apartments in Knox-Henderson

Construction on Highland Oaks, an eight-story apartment mid-rise will begin next month, according to a state filing.

A San Antonio developer is moving forward with a luxury apartment community north of Knox Street.

Kairoi Residential will erect Highland Oaks, an eight-story apartment building, at 4839 North Central Expressway in Dallas’ Knox-Henderson neighborhood. Construction is expected to begin late next month, according to a filing with the Texas Department of Licensing and Regulation.

Estimated construction costs are $75 million, and work is expected to conclude by the end of 2026, according to the filing. The filing does not include the project’s total number of apartments. Details in TDLR are preliminary and subject to change.

Kairoi Residential provided no further details before publication.

Kairoi expanded to North Texas in 2017 when it built the 297-unit Amelia at Farmers Market rental community in downtown Dallas. The developer quietly acquired the land for Highland Oaks over two years, completing the last purchase in February 2023, according to Dallas Morning News archives. Davidson & Bogel Real Estate were the brokers on the deal.

“Still very early in the process and a long way to go, but we’re planning to build an approximately 250-unit mid-rise for-rent apartment building,” Kairoi Residential principal Tyler Sibley told the News in a 2023 email.

Kairoi has 11 multifamily properties in Dallas-Fort Worth, according to the company’s website. Two are in the Knox-Henderson neighborhood.
