Affordable housing developer plans two Dallas projects

Two apartment projects from LDG Development will bring hundreds of dwellings to the city in coming years.

LDG Development plans to build two new multifamily communities in Dallas.

The Louisville, Ky.-based affordable housing developer will bring hundreds of dwellings to the city between a project along Southerland Avenue and another at 1200 N. Walton Walker Blvd.

Filings with the Texas Department of Licensing and Regulation show that the Southerland Avenue building, called the Legacy on Kiest, will include 180 affordable units with an estimated construction cost of $55 million.

The Cedar Crest-area project, near East Kiest Boulevard, will have 36 one-bedroom, 84 two-bedroom and 60 three-bedroom units. All of them are planned to be available for households earning 0% to 60% of the area median family income.

Arrive Architecture Group out of Bedford is doing the design work for the Legacy at Kiest. Construction is expected to begin in July 2025 and wrap up in December 2026.

Details on the Walton Walker project are sparser. TDLR shows a start date of January 2025 with a July 2027 completion.

An application with the Dallas City Plan Commission shows LDG is seeking to build 300 mixed-income units on more than 15 acres along the North Walton Walker service road, south of Goodman Street. Part of the site, in the Arcadia Park area, is being used for truck parking.

LDG will build one-, two-, three- and four-bedroom units, catering to families. About 15 units will be earmarked for households earning 81% to 100% of the area’s median family income.

HEDK Architects, based in Addison, is listed as design firm for the Walton Walker complex. Engineering firm Dunaway Associates is part of the project, as well.
