H-E-B says it will open a store in Mansfield

The southeast Tarrant County store will break ground next year, the grocer said.

H-E-B said Thursday that it will build a new store in southeast Tarrant County’s fast-growing town of Mansfield.

The store will be at the corner of U.S. Route 287 and Broad Street, on property that the San Antonio-based retailer already owns.

It will be the first H-E-B in Tarrant County as the retailer moves ahead with its planned Dallas-Fort Worth expansion. H-E-B also has a Central Market in Fort Worth and owns other undeveloped property in Tarrant County.

The Mansfield site is about 28 acres. No other details about the store were released, but H-E-B said it plans to break ground early next year. Kroger Marketplace, Tom Thumb, Market Street, Aldi and Sprouts Farmers Market already have stores in Mansfield, and so do Walmart, Sam’s Club and Target.

Mansfield, which is 12 miles south of Arlington, has been on H-E-B’s radar for years. The chain first asked the city to approve plans for a store back in 2016. The previous plans called for a 106,000-square-foot H-E-B store and an additional 21,600 for other retail.

In more recent years, Mayor Michael Evans said Mansfield residents have been asking for an H-E-B store. Earlier this year, the Mansfield City Council made a hard and flattering pitch to H-E-B officials it had invited to a meeting.

Juan-Carlos Rück, H-E-B executive vice president, said Mansfield is a “dynamic and growing city.”

Mansfield has been developing its historic downtown and is turning into a destination with a music venue and new restaurants. The city’s population has grown by more than 30% in the past decade to 74,368 residents. Annual household income within three miles of the site is more than $120,000.

The early batch of new H-E-B stores are in the region’s fast-growing suburbs. Retailers have been chasing the rooftops in Mansfield. Big box stores, restaurants and grocery retailers have expanded to the area. Town Crossing is the legacy shopping area, with older big-box stores and a movie theater still going strong.

San Antonio-based H-E-B said in March 2021 that it was ready to start building multiple stores in D-FW after operating a few stores south and west of Dallas and Fort Worth for several years. Two stores are opening this fall in Frisco and Plano. Two more are under construction and are scheduled to open next summer in McKinney and Allen.

H-E-B recently purchased land in Melissa, Rockwall and Prosper.
